Our companies; RE/MAX Sites Marina and RE/MAX Destiny, also won the 2nd best agency in the bay!!

This is incredible to me, as there is an agency with 50 agents, and another agency that sells over 50 Million USD per year.

I can only say that our offices focuses upon our clients and that is the only goal.

If the readers of the Vallarta Tribune think this much about Dana Scapa and my company, please think about us for any real estate in the Vallarta area.

This award was generated by the readers of the Vallarta Tribune; the most read local paper in the Puerto Vallarta area.

There’s no shame in looking for a sun-and-beach getaway in Puerto Vallarta and, with a comfortable 70 – 75 degrees average temperature for the upcoming spring months, it is the ideal place to relax away your winter blues. But for more active travelers, Puerto Vallarta’s location between the Sierra Madre Mountain Range and the Bay of Banderas provides multiple opportunities to help bring adrenaline levels up, too.

Puerto Vallarta is drenched in natural terrains ideal for an endless array of outdoor activities. Water sports enthusiasts can choose from every imaginable activity, from snorkeling and scuba diving to kayaking, sailing, water skiing, stand-up paddle boarding and surfing. The abundant marine life in the warm Pacific waters of Banderas Bay are known to be a fisherman’s paradise, offering some of the best deep-sea sports fishing around.

Those in search of hard-core adventure can go mountain-bike riding or zip lining, opt for a Jeep safari or go horseback riding in challenging terrains. There are also soft adventure tours of the jungle surrounding Puerto Vallarta, from canopy tours to eco-hikes. And, of course, more traditional sports pursuits, including tennis and world-class golf, are also all on offer in Puerto Vallarta, as well.

Visitors interested in bike-centered activities will find several local tour operators offer bike trips that fit everyone’s fitness and experience level, from beginner to expert; from bike taco tours to 3- or 10-mile climbs through the Sierra Madre to the shores of the Pacific Ocean and to a secluded beach or even the isolated town of Yelapa. Or, bikers can take a short trip to the “magical town” of Mascota, at 2.5 miles and over 12,000 feet above sea level, and riding through the region’s countryside to finally drop straight into the tropical paradise beach town of Puerto Vallarta.

Stand-up paddle excursions depart from Boca de Tomatlan and Colomitos Beach, south of Puerto Vallarta’s Historic Center. There, the calm and clear waters of the Bay of Banderas permit wild excursions. From November to March, marine life is abundant, and species visitors may encounter include multicolored tropical fish of all sizes, sea turtles, manta rays and eagle rays, among others. For a completely Puerto Vallarta experience, try paddle boarding just offshore along the seaside Malecon promenade at sunset, and increase your chances of catching a glimpse of dolphins or humpback whales.

Running is one of the most common sports practiced by both locals and visitors. Early runs along the Malecon and around the Historic Center are popular. Step up your run and throw in some mountains with a hike up the Mirador de la Cruz, for panoramic views of the city, or a run through Rio Cuale Island and up into the Conchas Chinas neighborhoods. For a more extreme experience, try a run along the 62-mile Bay of Banderas coast. The trail starts in the fishing village of Boca De Tomatlan, by a river that flows into a small bay, leads through the tropical jungle and over a rope suspension bridge to end at one of Puerto Vallarta’s most secluded beaches, Playa Los Colomitos. Runners may encounter a wide variety of exotic birds, butterflies, lizards and tropical trees along the way.

The global luxury brand Auberge Resorts Collection has begun construction on its latest property, Susurros del Corazón (Whispers of the Heart), located in the exclusive area of Punta de Mita in the Riviera Nayarit.

This is a luxury boutique development with only 30 beachfront residences with a view of Banderas Bay and a tentative opening date for 2020.

The groundbreaking ceremony took place last Friday on the beach at El Banco—the site of the residential complex—and was attended by investors, development executives, municipal and state authorities, and members of the region’s business community, among them, the Secretary of Tourism for the State of Nayarit, Ana Cecilia Llanos, and the Managing Director of the Riviera Nayarit Convention and Visitors Bureau (CVB) and the Bahía de Banderas Hotel and Motel Association, Marc Murphy.

“We’re very pleased with the trust the investors and developers have placed in us by creating these new tourism projects in the Riviera Nayarit,” said Marc Murphy. “Susurros del Corazón by Auberge Resorts is the type of investment the Bahía de Banderas Hotel and Motel Association and the Riviera Nayarit Convention and Visitors Bureau truly enjoy welcoming.”

“These are high-end, low-density hotels with specialized clientele: the type of tourist who likes to leave the hotel, go out to dinner, go shopping, and who generates important economic revenue. There’s no doubt this type of investment is a stimulus,” he added.

Meanwhile, Mark Cooley, partner, SV Capital Partners, developers of the resort and residences, stated it was very important for the company to preserve the natural beauty of the land and it was being conscious during the development to create a community that was in harmony with its surroundings.

“Punta de Mita is such a special place,” said Cooley. “We wanted to bring something totally unique to this area and the new Auberge resort hotel suites and stunning oceanfront villas deliver on our vison.”
The entire ethos of this property—he added—is to combine a rustic simplicity that feels very authentic with the world-class amenities expected from a quality Auberge resort.

By the same token, Craig Reid, executive director of Auberge Resorts Collection, pointed out that Susurros del Corazón will be an entirely new experience in Punta de Mita, one that embraces a laid-back beach spirit and perfectly balances luxury and approachability.

“We could not be happier to partner with SV Capital in another exceptional resort and residential project. The groundbreaking is an exciting milestone moment in the journey of bringing this vision to life,” he said.

Upon opening in late 2020, Susurros del Corazón will comprise 59 hotel guest suites, four distinct culinary concepts, a 3,000-square-foot fitness center and yoga studio, kids’ club with daily activities, and 4,600 square feet of event space, including an outdoor patio and spacious event lawn, offering an idyllic setting for picturesque gatherings. Tucked among lush gardens, an Auberge Spa will feature 11 treatment rooms and a variety of treatments inspired by the rich heritage and healing properties of the surrounding Riviera Nayarit region. The resort’s beach spans 1,850 linear feet of pristine sand, perfect for swimming and paddle boarding.

Mortgages for Foreigners.

Cross Border Investment has worked closely with our lending sources over the years to develop mortgages for non-Mexicans purchasing property in Mexico.  The loan products CBI has developed are ONLY available through CBI, and CBI is the only broker to offer mortgages through banks (as opposed to hard money).

Borrowers document their income and credit from their home country (most often US and Canada, but other countries are acceptable) and similar underwriting processes that one expects at home are utilized.  It is NOT necessary for borrowers to have ties to Mexico – borrowers do NOT need bank statements, credit or residency status for Mexico.  ALL the documentation requirements can be satisfied from the US or Canada.

As a result of CBI having developed the mortgage products directly with the lenders, we are experts on all processes, including the qualification requirements.  As such, we are able to advise borrowers whether they should be approved with great accuracy and within 2 business days of having received the income and credit documentation.

For current loan conditions, we recommend you contact CBI directly.  As of the date of this newsletter, the borrower needs to have 30% down payment + closing costs in cash; US or Canadian tax returns/ paystubs/ bank statements and credit report to qualify; and the property needs to be ready to be deeded (mortgages are not applicable for pre-construction).

CBI is different than the standard mortgage broker in both the US/ Canada and Mexico in the sense that we not only obtain loan approval, but we are the closing agent in our transactions.  We obtain loan approval, open Escrow, originate the bank trust, obtain the appraisal, perform due diligence on the property, write the deed, fund the loan, etc. CBI is your one-stop-shop for the entire legal and financial process of purchasing a property in Mexico.

CBI has been offering mortgages and closing coordination services to foreigners since 2011.  The mortgages CBI offers are ONLY available through CBI – and fortunately, they are the most attractive products in Mexico.  CBI has developed stream-lined processes to make purchasing a property in Mexico as easy as possible. Contact us now, and let us make your dreams a reality.

Kind Regards,

Cross Border Investment

Saludos Cordiales,

Welcome Home: Redecorating Solution, Mexico Coastal Style.

Welcome Home: Redecorating Solution, Mexico Coastal Style

It seemed like just yesterday when the owners of one of the most beautiful condo units in Bucerias purchased their home in Mexico.  Since they were both busy with their business in Canada and not able to be here full time, they decided to rent out their unit.  Now, ten years later, they have decided it is time to completely refresh their condo – new colors, new furniture, modern vibe.  And after updating their unit, they plan to list and sell.

Over the next few weeks, we will be transforming their rental home – taking it from traditional Mexican style décor to a posh, yet fun beach condo.  We invite you to come along with us on this decorating adventure!

Ten years ago, the owners chose the traditional Mexican or hacienda style of décor.  At the time, this was the predominant décor style for vacation or retirement homes here.  The owners initially chose to go with this décor theme because they wanted it to be different from what they decided for furnishings in their primary residence.  Their unit features oversized wood furniture, marble-topped tables, dressers and nightstands, and a bright yellow, orange, and red color palette.  They also assumed that as a rental, it would make sense to keep the walls white so that any marks could easily be cleaned or painted over.  The condo is a three-bedroom unit with over 320 square meters on two levels.  Unfortunately, the overabundance of chunky, dark chocolate-stained wood furniture makes it feel much smaller.

Our first step was to meet with the owner and discuss the scope of the project.  Our goal is to complete the update within four weeks and a budget of MXN 50,000.00.  To first lock down a décor style and color palette, we reviewed some concept photos with the client.  For many, it is difficult to put into words how they want their home to look.  I have found that by reviewing 5 to 7 images of each décor style with the customer and then showing 5 to 7 different color palettes, it makes it so much easier.  In this case, our client has selected the coastal/beach décor style.  Their color palette preference is sand, bright white, cream, blue and turquoise.

With this decided, our next step is to do a walk-through of the home.  Our in-house decorator loves to repurpose furniture and décor.  Not only because it saves money for our clients, but also because there is so much that we can do with what is already in place.  For instance, she immediately identifies that the headboards can be made more contemporary in style (by merely cutting off the legs to lower the height) and painted a soft blue color.  The chunky matching nightstands with old lamps will have to go, however.  Already we can picture floating nightstands or even smaller, glass side tables with coastal-themed lamps.

Our next step is to create the project list so that we stay on time, and on budget.  Not always an easy task in Mexico!

Are you planning to update your home in Mexico?  We are looking for our next project!  Email me at

Editor’s Note: Mini Staycation in Marina

Editor’s Note: Mini Staycation in Marina

Finally, a good wash of rain was had in Puerto Vallarta. It’s been a dry rainy season. It’s probably not a scientific measure, but I assume because my house didn’t flood this season, we’ve had less average rainfall.  A recent Facebook memory reminded me that I was cursing the giant fireball in the sky this time in 2016, so perhaps it’s all relative.

This week’s rain was a result of tropical storm Tara who blew in with a fury and stranded motorists all across the city as the streets flooded with the deluge. But I am not complaining. My house remained high and dry, and my garden is thriving under the weather. I recently planted a giant daisy bush – which I’m sure has a real name, but I don’t know it. And it has dozens of little shoots eager to become branches and then flowers and then provide refuge for hundreds of butterflies.

This past weekend I was fed up with the humidity and thought some unlimited AC and a gorgeous beachfront pool would make me feel better. Boy was I right! I took a mini stay-cation at the Westin in Marina Vallarta.

I’m going to share a little secret which I think I’ve shared here before. If you’re on a budget and you want to try a new hotel, but you don’t really care which one – check out or better yet download the app because it comes with extra discounts. Put in your search parameters and voila – you’ll have a couple dozen options for a last minute hotel booking – including the Westin for about $50 a night.

A few weeks back when my power was off, and I wasn’t feeling great I booked a hotel for two nights that was basic but clean and comfortable and on the water in the marina for only $30 a night. Boom – a mini vacation for under $100.

PROTIP: The site lists the exact amenities of the hotel you’re choosing and the Westin is the only 4-star resort that is also pet-friendly so I always know I’m going to get the Westin.

While in Marina for the weekend we went for breakfast at Café Tacuba – Victor’s Place which has moved closer to the Marina entrance. As always the service was excellent, and the food was tasty. I walked by the Corazon de Niña Charity Shop. It’s also moved locations – though only a few doors over. They weren’t open, but I peeked in the windows and saw a lovely headboardPROTIP: The site lists the exact amenities of the hotel you’re choosing and the Westin is the only 4-star resort that is also pet-friendly so I always know I’m going to get the Westin. Which is convenient because I need a new headboard…

Next Thursday (October 25) is the first Thursday Night Marina Market. If you haven’t been, this market attracts a considerable number of vendors that range from unique, finely crafted items to mass-produced t-shirts and knick-knacks. I usually find a couple things I need – like freshly roasted hand-picked coffee from the hills of Nayarit or a strand of colourful pom poms and embroidered hearts – Trust me, you can never have enough embroidered hearts. There are some gifted food producers as well.

This is my favourite time of year. The weather is lovely. The ocean is warm. The store shelves have aged cheddar once again.

The energy is palpable. There has been a shift this week. Hold on to your bikini tops. They’re coming.  I spotted a surge of pale-faced people in the ‘isles of Costco.’ And with their arrival comes all the events again! Check these pages for what’s up around the bay. If you have an event you’re hosting – let us know, and we will share it on these pages.

The newspaper is up to 32 pages from our usual 24. Thank you to everyone who has kept us going all summer and to those who have placed your confidence in the Vallarta Tribune once again. We appreciate your trust.

Support local. Say no to that straw. Tip generously.

Safe travels,
